The secret is deionized water. Ordinary tap water contains dissolved calcium, magnesium, and other minerals. When tap water dries on glass, those minerals are left behind as white residue — the cause of most streaks and spots. Our water purification system removes all dissolved solids, producing water that's been proven to zero total dissolved solids (TDS). When this pure water dries on glass, there's nothing left behind.
For exterior windows, we deliver deionized water through water-fed poles with soft brush heads that agitate the glass, followed by a pure-water rinse that runs off clean. For interior glass, we use professional squeegee technique with detailing solution and lint-free microfiber for edges — a method that's been the professional standard for decades.
For exterior-only window cleaning, you don't need to be present. Our water-fed pole systems work entirely from outside, and we can complete the exterior glass, clean up, and be on our way without you ever opening a door. We'll confirm with you afterward so you can take a look.
For interior window cleaning, someone needs to be home or arrange access for us. We're happy to work around your schedule — early morning, later in the day, or on Saturdays. Just let us know when we're setting up the appointment.
Window cleaning prices depend on the number of panes, the number of stories, whether you want exterior only or exterior and interior, and the condition of the glass. A typical single-story home with 15–20 windows runs between $120 and $200 for exterior only. Interior-and-exterior service adds roughly 40–60% to the exterior price.
Two-story homes and properties with large specialty windows (skylights, floor-to-ceiling panels, angled glass) are priced individually. We always provide a complete, itemized quote before any work begins — no estimates that balloon once we arrive. Call or text (650) 446-7386 for a same-day quote.
Yes, fully. We carry general liability insurance on every job, and we operate under a valid California business license. If your property manager, HOA, or building management requires a certificate of insurance before allowing service, we can provide one — just ask when you contact us.
We're also happy to add your property management company or HOA as an additional insured on our certificate if required. This is common for commercial properties and gated communities, and we handle it routinely.
For most Bay Area homes, twice a year is a good baseline — once in spring after pollen season, and once in fall before the rains. If your home is under a large tree canopy (common in Palo Alto, Los Altos, and Los Gatos), near the bay where salt fog accumulates, or subject to heavy sprinkler overspray, quarterly cleaning will keep your glass looking consistently clear.
Commercial properties typically clean more frequently. Retail storefronts often clean monthly or bi-monthly. Office buildings and professional services typically schedule quarterly at minimum. We can set up a recurring schedule and remind you when it's time — no need to remember to call us.
Yes — and this is an important part of getting windows that stay clean. Dirty screens diffuse light and immediately re-deposit grime on freshly cleaned glass every time it rains or wind blows. We remove screens, rinse them, and reinstall them as part of our standard residential service.
Window tracks accumulate debris that can scratch glass and make windows harder to operate. We vacuum and wipe out tracks on interior-service visits. Sills and frames are wiped down as part of every visit. It's the difference between "windows cleaned" and "the whole window system is clean."
In most cases, yes. The white mineral rings and deposits left by sprinkler systems or hard water runoff are calcium and magnesium carbonate — the same minerals that build up in kettles and coffee makers. We treat these with a mild acid solution that dissolves the deposits without damaging the glass.
In cases where the mineral deposits have been on the glass for many years and have etched into the surface, they may not be fully removable without professional glass restoration (which involves diamond polishing equipment we don't carry). We'll tell you honestly what's achievable when we see the glass — we won't charge for work that won't deliver the result you're hoping for.
A complete gutter cleaning includes: removing all debris from the gutter channel (leaves, needles, seed pods, silt), flushing every downspout with pressurized water and confirming unobstructed flow, and a visual inspection of fasteners, joints, and pitch. We bag and remove all debris from your property — no piles left on your lawn or deck.
We also give you a plain-language report on anything we notice that needs attention — loose hangers, a section with improper pitch that's holding standing water, early signs of rust at a joint. We're not gutter contractors and won't pressure you to buy repairs, but early information can prevent expensive damage.
Yes — our cleaning method is safe for virtually all solar panel types and is consistent with most manufacturer warranty requirements. We use only deionized water and soft brushes — no harsh detergents, no abrasive pads, no high-pressure washing that could damage wiring or mounting hardware.
We never walk on panels. We use appropriate rooftop access techniques and document our approach if needed. If you have a specific panel brand and want to confirm our method is warranty-safe, just let us know the manufacturer and we can verify before we start.
Yes. For both residential and commercial clients, we offer recurring service programs — monthly, bi-monthly, quarterly, or bi-annual — with consistent pricing and priority scheduling. Commercial clients with recurring contracts get consistent crews and can set up invoicing on a schedule.
For residential clients, recurring service means you don't have to remember to call — we'll reach out when it's time for your next scheduled cleaning and confirm before putting you on the calendar. Many of our clients have been on recurring schedules for years.
We serve the full South Bay and Peninsula, including Palo Alto, Los Altos, Los Altos Hills, Mountain View, Sunnyvale, Cupertino, Santa Clara, San Jose, Los Gatos, Saratoga, Campbell, Menlo Park, Atherton, Woodside, and Portola Valley.
If your city isn't on that list, it's worth a call — we may still be able to serve you depending on location. We're based in the South Bay and route efficiently, so we can often accommodate nearby areas.
The fastest way is to call or text us at (650) 446-7386. Tell us your address, the approximate number of windows (or we can estimate from a quick Google Maps check), and whether you want exterior only or interior and exterior. We'll give you a price on the spot or follow up within a few hours.
You can also use the quote form on this page or email us at [email protected]. Either way, we respond the same day. There's no pressure, no site visit required for a quote, and no obligation.
We accept cash, check, Venmo, Zelle, and all major credit cards. Payment is due at completion of service for residential jobs. For commercial clients on recurring schedules, we can invoice monthly. We don't require deposits for standard residential visits.
